Lead-Based Paint Inspections

Lead-based paint inspections are conducted by appropriately certified/licensed personnel. There are several different services that are available as it pertains to evaluating lead-based paint. Please keep in mind that lead-based paint was taken off of the market in 1978, so concerns applicable about lead-based paint do not apply to houses built after that time.

Lead-Based Paint XRF Hazard Screen

This evaluation is perfect for the residential home buyer who wants general information about the house as it pertains to lead-based paint and possible problem areas. This evaluation focuses on surfaces that could pose a threat of lead-based hazards if lead-based paint were on these surfaces. The surfaces that are measured with the XRF (x-ray fluorescence) are friction and impact surfaces. Examples of these types of surfaces are:

  • Doors
  • Door Jambs
  • Door Thresholds
  • Windows
  • Baseboards
  • Painted Floors
  • Stair Stringers

The client is highly encouraged to attend the inspection as we will get on-the-spot results with the XRF. A report is usually faxed to the homebuyer the next day. Prices start at $200 if combined with a whole house inspection or start at $250 if a stand alone inspection. Prices are based on the square footage and number of rooms of the house.

Lead-Based Paint Inspection

A lead-based paint inspection is a comprehensive analysis of the lead content of every painted surface inside and outside of the home. The XRF is used to measure the lead content of all painted surfaces and then classifies the results as either positive or negative for lead-based paint. The painted surfaces are also classified as to the condition of the paint.

Clients who are going to perform extensive renovation work are highly encouraged to take advantage of this analysis. Results are obtained on-site and the report is usually available next day. Prices start at $350 for this evaluation and go up depending on the size of the house and how many rooms are in the house.

Lead-Based Paint Risk Assessment/Inspection Combination

For clients that are especially concerned about possible lead-based paint hazards, this is the most comprehensive evaluation available. Not only does this analysis provide the services of a lead-based paint inspection (lead concentration mapping of all painted surfaces), but a full evaluation of current hazards is also performed.

To evaluate current lead hazards, lead dust wipe samples are taken from surfaces within each room. Results obtained from these samples will give an indication as to how much lead containing dust (or small paint chips) is accessible for potential exposure. Soil samples will also be taken from any bare soil observed along the "drip-line" of the house or in child play areas. An inspection of the water supply plumbing system will also be performed to determine if any water samples should be taken.

Results from this evaluation require 3-5 business days for delivery of the report. Prices start at $500 and go up depending on the size of the house and how many rooms are in the house.
